The person making a reservation must be at least 18 years of age and will be responsible for all guests associated with the booking and for compliance with these Terms and Conditions. A valid credit or debit card is required to secure a reservation.
Reservations are accepted subject to availability and the rate and package conditions applicable at the time of booking. Rate-specific terms, including cancellation conditions, will be confirmed in your booking confirmation.
A deposit of one night's accommodation is collected at the time of booking for standard rate reservations. The balance is payable at check-in.
We reserve the right to charge your nominated payment method for any outstanding amounts arising from your stay, including damage, additional services, or applicable cancellation fees.
Check-in: From 2:00 pm. Early check-in is subject to availability and may attract an additional fee. Please contact us in advance to arrange.
Check-out: By 10:00 am. Late check-out is subject to availability and may attract an additional fee. Please request at check-in.
Keys or access codes issued at check-in must not be shared with persons who are not registered guests.
The number of persons occupying an apartment must not exceed the maximum occupancy specified at the time of booking. We reserve the right to refuse entry or require guests to vacate where this condition is not met, without refund.
All guests are expected to conduct themselves in a respectful, considerate, and lawful manner throughout their stay, including in apartments, shared outdoor areas, and the grounds of the property. Caves House Apartments is situated within a strata community and guests are expected to comply with strata by-laws and house rules communicated at check-in.
We reserve the right to remove any guest from the property — without refund — where their conduct is, in our reasonable opinion, unacceptable, disruptive, or in breach of any applicable law or strata requirement.
Caves House Apartments does not accept bookings from school leavers (Schoolies) or groups where the majority of guests are under 19 years of age, regardless of who makes the reservation.
Any person who secures accommodation by misrepresenting their age or the composition of their group will be required to vacate immediately and no refund will be given. Identification may be requested from any guest at any time.
Smoking and the use of electronic cigarettes or vaping devices is strictly prohibited inside all apartments and all indoor areas of the property. A cleaning and remediation fee of $500 will be charged if this policy is breached. Designated outdoor areas are available for smoking.
In consideration of all guests and the residential character of the strata property, quiet hours apply between 10:00 pm and 7:00 am daily. During quiet hours, guests are asked to minimise noise, including music, television, and outdoor activity. Persistent breach of quiet hours may result in guests being required to vacate the property without refund.
Guests are responsible for any damage to or loss of Caves House Apartments property caused by themselves or their visitors during their stay. Costs of repair, replacement, or remediation will be charged to the guest's nominated payment method.
Pets are not permitted unless expressly approved in writing prior to arrival. Where approval is granted, conditions including a pet bond and additional cleaning fee will apply and will be confirmed at the time of approval.
Cancellation and modification terms vary by rate and package.
